HOA Basics
Yes. HOA dues can change under the rules in the covenants. It is highly encouraged that you get involved in order to ensure your dues don’t increase due to the actions of the HOA board.
Yes. If you own a lot in South Pointe, you are part of the South Pointe Homeowners Association.
In general, each lot gets one vote in the HOA during any formal meetings, however there are times when the HOA Board of Directors and the underlying association do not bring important matters to a lot owner vote, so it is important that you become active in the management of the community.
Yes. The HOA should and may hold regular and special meetings. Meeting notices should explain the time, place, and topics.

No. The HOA is self-managed at this time. There is no professional HOA management company.
Yes. Keep copies of checks, receipts, Venmo records, emails, and any other proof of payment. This can help if there is ever a payment question later.
HOA dues are supposed to help pay for common areas, maintenance, insurance, repairs, and other HOA costs. However, they are highly subjective currently and controlled by the HOA board, so we encourage you to become active in the community and ensure all finances are spent in your interests.

The HOA fee is currently $300 per year.

Home and Yard Rules
Yes, but it must be in the rear yard, approved first, match the home, and be no larger than 250 square feet.
Yes, but it must be approved first. Fences must generally be 6-foot wood privacy fences. Chain link fences are not allowed.
Yes, but written approval is needed first. Solar panels should match the home as much as possible and be placed where they are not easy to see from the front street when reasonable.
Yes. Lots should be mowed, kept neat, and kept free of weeds, trash, and junk.
Yes. Many improvements need written approval before work starts. This may include fences, sheds, solar panels, and other changes.

Playground equipment, pools, and trampolines should be in the rear yard.

New Resident Utilities
Electricity is through Ozarks Electric Cooperative.
Internet may be available from AT&T, OzarksGo, or Cox. Please check with each company for service at your address.
Natural gas is through Black Hills Energy.
Trash and recycling are through Waste Management.
Water and sewer are through the City of Tontitown Water Utility.
Parking and Vehicles
The covenants say semi-trailer trucks and commercial vehicles may not park in the subdivision. Check with the HOA if you are unsure about a specific vehicle.
Yes, but it should be behind the house, behind a fence, in or behind the garage, or screened so it is not easy to see from the street or nearby lots.
No. Vehicles should not be parked overnight on neighborhood streets.
Major repair work, dismantling, or assembling vehicles, boats, or machinery in a driveway or street is not allowed.
Please use your driveway or garage when possible.
Pets
No. Livestock and poultry are not allowed.
Yes. Dogs, cats, and common household pets are allowed. Pets cannot be kept for business use.
No. Pets should not roam free.
Yes. Pets must be on a leash and under control when outside a fenced yard.
